Soragna - Parma


We are in the countryside of Carzeto, a hamlet of the municipality of Soragna, in the province of Parma.
The place is very quiet and peaceful, there are only fields around. It is 5 km from Soragna and San Secondo, 10 km from the Fidenza toll booth, 25 km from Parma.
The villa is surrounded by a 3,600 m2 garden, entirely planted, without fences given the tranquility of the place.
The house has 150 m2 of walkable space, of which 20 m2 of high and habitable mezzanines, plus 45 m2 of balconies and terrace, plus 40 m2 of covered porch, for a total of 180 m2 of commercial space. It is possible to create an additional covered living area of 27 m2.
Arranged on two levels, living area on the ground floor with living room, lounge, kitchenette, bathroom with window and technical room; through an internal staircase you reach the first floor dedicated to the sleeping area with two double bedrooms, a bathroom with window and shower and two mezzanines which can become as many bedrooms.
The construction method is the blockhouse with internal wood fiber insulation and matchboard cladding. The external walls are made of double-lamellar wooden beams and are load-bearing; houses like this are designed to last over time without the need for particular maintenance. Furthermore, the wall is breathable, so mold does not form and inside the humidity is lower than in any brick house, resulting in greater living comfort.
The wood used is Finnish arctic pine, making this villa of significantly superior quality to any other in traditional construction, and even if compared to other green building houses it is among the highest quality levels.
The house is earthquake-proof, thanks to its particular construction method.
The annual energy cost of the house amounts to around €200 on average. All systems and appliances work with electricity, there is no gas.
Photovoltaic system with 6 kW of power, which produces an average of approximately 7,000 kW of electricity per year, incentivized until 2029, thanks to the second energy account, with an average annual income of €3,100, which can be transferred during the sale phase .
Latest generation air-water heat pump installed in 2019, which heats in winter, cools in summer and produces domestic hot water.
Submersible pump to bring water from the well to the house system replaced in 2020. Water softener also replaced in 2020.
The house is equipped with a private well.
